How it works

How our property purchase advisory works

From the first conversation to the keys and beyond: what we do at each step, and where licensed professionals come in.

  1. Your needs

Tell us the purpose of the purchase (a home, a rental, citizenship or a residence permit), the city, the budget and your timeline.

  2. Options to compare

We explain which locations, project types and construction stages fit your brief, and what to compare between projects: the developer, the delivery status, the title deed and the rules for your goal.

  3. Viewings, in person or online

Property viewings can take place in person, or by video call if you are abroad. Viewings and other brokerage services, where you need them, are provided by Burak Ünal, a registered real estate broker, through his own brokerage.

  4. Due diligence

Before you commit, the title deed record, the building's legal status and any mortgage or annotation are checked. We coordinate these checks with licensed professionals and recommend that you appoint an independent lawyer.

  5. The purchase

We guide you through the tax number, the bank account, payment through a bank in Turkey, the valuation report and the title deed transfer at the land registry.

  6. After the sale

We stay available after the transfer: utility subscriptions, the residence permit or citizenship application and the questions that come up later.

Turkish citizenship through a property purchase

Buying in one of these projects does not by itself lead to citizenship. A purchase counts for the real estate route only if it meets these rules (as of October 2026):

  • The property, or several properties together, must be worth at least USD 400,000 or the equivalent in foreign currency.
  • The price on the title deed, the payments proven by bank records and the market value in the valuation report must each be at least USD 400,000. The valuation report is valid for 6 months.
  • Before the purchase, the foreign currency is sold to a bank in Turkey, which issues a Foreign Exchange Purchase Certificate (DAB). Payments go through banks, never in cash.
  • The title deed carries an annotation that the property will not be sold for 3 years.
  • The unit must be a registered independent unit, not land or a share, and must not be bought from a foreigner or from someone who already used it for citizenship.

A property can also support a short-term residence permit: for property acquired from 16 October 2023, the sale price on the title deed must be at least USD 200,000, and the property must be residential.

Questions about buying property in Turkey

Can foreigners buy property in Turkey?
Yes. Foreign individuals can buy property in Turkey. A sale to a foreigner requires a valuation report from a valuation firm licensed by the Capital Markets Board (SPK), and payments go through banks. We check the specific property and your situation before you commit.
Does Gordion Partners sell these properties?
No. Gordion Partners is an investment advisory company and does not list, market or sell property. The projects on this page are shown to inform potential clients about projects in Turkey. Where a client needs real estate brokerage, it is provided by Burak Ünal, a registered real estate broker, through his own brokerage.
What are your fees?
Our fees depend on the service and your situation, so we do not publish them. Contact us for fees, questions and the service scope.
Why are there no prices on this page?
The projects are shown for information and prices change, so no prices are given here. Ask us about any project, including its current price list and floor plans.
Do I need a lawyer?
Gordion Partners is an investment advisory company, not a law firm, and does not give legal advice. We recommend that you appoint an independent lawyer to review your purchase; we coordinate with the licensed professionals involved.
Does buying property give Turkish citizenship?
Only if the purchase meets the real estate route rules: at least USD 400,000, shown on the title deed, in the bank payments and in the valuation report, with a 3-year no-sale annotation on the title deed. Ask us to check a specific unit before you commit.
What costs come with a purchase?
The title deed fee is 2% from the buyer and 2% from the seller (4% in total), calculated on the declared transfer price. A fixed revolving-fund fee and the valuation report are added. VAT may apply to new builds, and some non-resident foreign buyers can use an exemption, so check with a tax adviser.
Can I buy while living abroad?
Yes. We can advise you by phone, WhatsApp or video call, explain the projects you are interested in and plan the remaining steps with you. Property viewings can also take place by video call. Ask us how this works for your case.
