Rental and After-Sales Advisory for Property Owners in Turkey

After the purchase, we stay available as advisors: what to expect when you let your property, the rental agreement and your obligations, the residence permit as an owner and a checklist for the handover.

In short

After you buy property in Turkey, we stay available as advisors: what to expect when you let the property, the rental agreement and your obligations, tax as general information, a handover checklist and the residence permit if the property qualifies (at least USD 200,000 on the title deed for property bought from 16 October 2023). We do not list properties or search for tenants; a tenant search, if you need one, is provided by Burak Ünal, a registered real estate broker, through his own brokerage. We do not manage properties, collect or guarantee rent, or promise yields.

Who it is for

  • Owners who want to know what letting their property in Turkey involves
  • New owners who need a checklist for the handover and the utility accounts
  • Owners who want a residence permit based on their property
  • Owners living abroad who need someone in Turkey to coordinate

What our advice covers after the sale

  • Handover checklist: what to check and receive at the handover, such as the keys, the meter readings, the documents of the unit and any visible defects, with you in person or by video call if you are abroad.
  • Utility accounts: the electricity, water, natural gas and internet subscriptions you need in your name to live in the property or to let it, and the documents to open them.
  • Letting: what to expect: how letting works in Turkey, what the rental agreement should cover, and the obligations of the owner and the tenant.
  • Residence permit as an owner: if the property qualifies, we coordinate your residence permit application and the renewals (see the residence permit for property owners).
  • Later questions: we stay available for questions about the property, a later sale or a new purchase.

We advise; we do not list properties for rent or search for tenants. If you need a tenant search or a listing, this real estate brokerage is provided by Burak Ünal, a registered real estate broker, through his own brokerage.

What we do not do

Gordion Partners is an investment advisory firm, not a real estate brokerage or a property management company. We do not list or advertise properties, search for tenants, run maintenance or repair teams, or collect or guarantee rent, and we do not promise rental yields or occupancy. Day-to-day management, repairs and rent collection are arranged by you directly, for example with the building's management or a provider you appoint.

Letting your property: what owners should know

  • The rental agreement sets the rent, the deposit, the duration and the obligations of each side. We recommend that you have it reviewed by an independent lawyer.
  • A tenant who applies for a residence permit must document the address, often with a notarised rental agreement, so agree the form of the agreement early.
  • Short-term holiday letting is subject to separate rules and may need a permit; check them before you advertise a unit for short stays.
  • As general information, rental income from property in Turkey must generally be declared, and income tax may apply. A licensed accountant or tax advisor tells you how this applies to you.

Selling later

If the property was used for Turkish citizenship, the title deed carries a 3-year no-sale annotation: selling within that period cancels the investment certificate, and a later buyer cannot use the same property for citizenship. If you bought a new property with the VAT exemption for non-residents and dispose of it within 3 years, the unpaid VAT plus interest becomes due. We can advise you on what to consider before a later sale; if you need a broker to market the property, that brokerage is provided by Burak Ünal through his own brokerage. See selling property after citizenship by investment.

Costs

Utility deposits and connection charges are set by the providers. Notary, translation and residence permit fees are paid separately. Our own fees are not published: contact us for fees, questions and service scope.

Guides

Book a consultation or message us on WhatsApp: tell us where your property is and what you need after the purchase.

How the process works

  1. Handover checklist

We go through the handover with you: the keys, the meter readings, the documents of the unit and any visible defects.

  2. Utility accounts

We explain which subscriptions you need in your name (electricity, water, natural gas and internet) and the documents to open them.

  3. Letting: what to expect

We explain how letting works in Turkey, the deposit, the duration and the obligations of each side. A tenant search, if you need one, is provided through Burak Ünal's own brokerage.

  4. Rental agreement

We go through what the rental agreement should cover and recommend that an independent lawyer reviews it; a notarised form helps a tenant who applies for a residence permit.

  5. Residence permit

If the property qualifies, we coordinate your residence permit application as an owner and the renewals.

  6. Later questions

We stay available for questions about the property, a later sale or a new purchase.

Documents checklist

  • Title deed (tapu) of the property
  • Passport and Turkish tax number
  • Bank account in Turkey for the utility payments and the rent
  • Earthquake insurance (DASK) policy
  • For a residence permit: health insurance, photographs and the documents we list for your case

Your full list depends on your situation; we prepare it with you.

Frequently asked questions

Do you offer property management?

No. We do not manage properties, run maintenance or repair teams, or collect rent. We advise you on letting, the rental agreement, the handover and the residence permit as an owner.

Can you find a tenant for my property?

Gordion Partners does not list properties or search for tenants. If you need a tenant search, this real estate brokerage is provided by Burak Ünal, a registered real estate broker, through his own brokerage. No one can guarantee the rent or the occupancy.

What rental income can I expect?

We do not promise rental yields. Rents depend on the location, the unit and the market at the time you let the property.

Do I pay tax on rental income in Turkey?

As general information, rental income from property in Turkey must generally be declared, and income tax may apply. We are not tax advisors: a licensed accountant or tax advisor tells you how this applies to you.

Can I get a residence permit with my property?

If the property is residential and, for property bought from 16 October 2023, the sale price on the title deed is at least USD 200,000. The permit can be renewed while you own the property.

What should I know before selling later?

A property used for citizenship carries a 3-year no-sale annotation, and a later buyer cannot use it for citizenship. If you bought a new property with the non-resident VAT exemption and dispose of it within 3 years, the unpaid VAT plus interest becomes due.
